The Renters' Rights Act requires every landlord with existing tenants to serve a government-published Information Sheet. Here's what you need to know.
What is the Information Sheet?
It's a document published by the government that explains your tenants' new rights under the Renters' Rights Act 2025. You must give a copy to every existing tenant.
Key facts
- Who must serve it? Every landlord with tenants who were already in place before 1 May 2026.
- Deadline: You must serve it within one month of the Act commencing — by 31 May 2026.
- New tenancies from 1 May 2026 get the Information Sheet as part of the Written Statement of Terms before signing — so this requirement is only about existing tenants.
- Why does it matter? Until you've served the Information Sheet, you cannot serve a Section 8 notice on that tenant. Non-compliance blocks your ability to regain possession.
- How to serve it: Post, email, or hand it to your tenant directly. Keep proof of delivery.
